No cost, no obligation

Let's look at your numbers together.

Thirty minutes on the phone. You will leave knowing what the tax would be and what your realistic options are, whether or not we ever work together.

Request a call

Fill in what you know. Estimates are fine, and you can leave anything blank.

We reply within one business day. Your information is never sold or shared. Submitting this form does not create an advisory relationship.

If your sale is closing soon, call rather than email

A 1031 exchange must be set up before escrow funds. If you are within two weeks of closing, or already inside your 45-day identification window, use the phone. Every day genuinely reduces your options.

What to have handy

  • What you originally paid for the property, and roughly when
  • Any major improvements you made and what they cost
  • What it is worth now, or the offer you have
  • Remaining mortgage balance
  • Your last tax return, if it is nearby. Form 4562 shows your depreciation

None of this is required. Estimates are fine for a first conversation.

What will not happen on the call

  • No sales pressure and no artificial deadline
  • No commission-driven product recommendation
  • No pretending an exchange is right if it is not
  • No requirement to become an ongoing client

Free checklist, no email required

Before You Sign — a three-page printable checklist covering everything that has to happen before escrow closes, the 45 and 180 day deadlines, the questions to ask an intermediary, and the state-specific traps.

Completely reasonable. Start with what a 1031 exchange is, then run your own numbers on the tax calculator. Nothing on this site requires an email address.
